Chapter Fourteen

Real Estate — Your Compliance Asset

We have to say something about real estate that most people in the real estate business don't say: your Puerto Rico property is not just a home. It's a compliance document.

The property you buy, how you use it, and how it appears in the record of your life in Puerto Rico is central evidence in the question of whether you are genuinely a bona fide Puerto Rico resident. The IRS looks at your home. They look at where your family actually lives. They look at whether it's your real primary residence or a tax-strategy prop.

Buy the right property. Use it as your real home. The rest takes care of itself.

The Requirements

Act 60 requires individual investors to purchase real property in Puerto Rico within two years of receiving their decree for use as their principal residence. Key points:

The property must be your principal residence — not a vacation home, not a rental property

You must be the sole owner or own it jointly with your spouse

There is no minimum price requirement and no approved property list — any property that can credibly serve as your primary residence qualifies

The two-year clock starts from the date you receive your decree

What This Means for Your Purchase Decision

Buy a property that looks and functions like a primary residence. A four-bedroom home in Dorado Beach where your family actually lives is ideal. A studio condo in a tourist area where you stay occasionally is not.

The property should also be appropriate for the life you're building. If you have children, it should be in a neighborhood with the school access and lifestyle they need. If you work from home, it should have the workspace and infrastructure to make that functional. Buy a home, not a compliance checkbox.

The Dorado Market Reality

We publish current market data at https://hub.doradobeachinsider.com/archive. The ranges below are broad orientation points last reviewed in August 2026 and scheduled for quarterly review; they are not appraisals, offers, or substitutes for current comparable sales.

Property Type / AreaPrice Range
Dorado Beach East — beachfront estates$20M–$40M+
Dorado Beach — resort-adjacent homes$3M–$20M

Paseo Real / broader Dorado$500K–$2.5M
Condominiums — Dorado area$400K–$2M

These ranges shift with market conditions. Some of the most important transactions in the market happen off-market — before properties ever list publicly. Building relationships in the community, and connecting with professionals who are embedded in the market, is how you access the real inventory.

The Off-Market Reality

In a UHNW market like Dorado Beach, a significant portion of transactions happen quietly, between people who know each other, before any listing goes public. A seller who wants discretion. A buyer who is specifically looking for a property in the right neighborhood. A connection made through the right community channel.

This is one of the reasons the Dorado Beach Insider community exists. Members get access to intelligence that doesn't exist anywhere publicly. Real estate advisory — when the time is right — is available through our network. Reach out through doradobeachinsider.com when you're ready.
